Extract Moving out checklist

Moving out can be planned if you start early. Your tenancy agreement is always decisive; what is written here is the usual sequence and replaces neither the contract nor legal advice.

Cancel

The statutory notice period for tenants is three months. The termination must by the third working day of a calendar month at the latest be received by us, so that this month counts.

She must in writing take place and of signed by all tenants named in the contract be. You can send us the signed termination notice by email — a plain text email is not enough, the notice of termination must be attached as a document. Or you can send it to the address on the Contact page. We confirm receipt and will inform you of the contract end date.

Change of address

  • Registry office Register at the new place of residence within two weeks. A Sign-out only necessary if you are moving abroad or giving up the flat without replacement.
  • Electricity: Nothing to do — we'll take care of the cancellation. We'll read the final meter reading together at the handover.
  • Licence fee Notify change of address; when moving, a change of address is registered, not a new registration.
  • Internet and telephone: Check deadlines — they are often longer than the rental period.
  • Redirection of mail arrange at the Post Office in good time.

Returning the flat

The flat is being completely cleared and thoroughly cleaned vomit and must be in at least the same condition as when you received them. We will go through them together and record the condition in a Handover report firm — bring your check-in report with you, then the inspection will be done in ten minutes.

  • Return all keys, including copies: front door, flat, cellar, letterbox, garage.
  • Read electricity, water and heating meter readings together and record them in the log.
  • Remove any custom fixtures and fittings, unless otherwise agreed.
  • Cellar, loft, parking space and clearing the letterbox.
  • Dispose of bulky waste and residual rubbish beforehand — do not leave them inside the house.
  • New address and bank details left for billing.

4 Renovation

The flat is to be returned in at least the same condition as you received it. If it was freshly decorated when you moved in, we expect it to be returned freshly decorated when you move out. Wall plugs must be removed and drill holes filled flush and structurally sound.

A professional painter often does this work cheaper than you think. Once he is finished, everyone involved is completely satisfied. Doing it yourself is only recommended for a skilled DIYer — the unskilled usually do more harm than good. Cleaning up smeared door frames and skirting boards in the end often costs more than the painter's bill in the first place.

I'm Property profile we can suggest reasonably priced and experienced painters to you.

5 deposit

The deposit will be accounted for and refunded after the return, once it has been established that there are no outstanding claims. You will receive your deposit back within four weeks at the latest — often sooner. Retained in the process are a maximum of three monthly service charge advance payments for the outstanding utility bill. As soon as this is available, it will be offset against the retained amount and the balance will be paid out. We will let you know at the handover what you can expect and will get in touch with you ourselves; you do not need to ask.

6 Early termination of tenancy

If you are looking to finish earlier, please speak to us. In principle, you remain obligated until the regular end of the tenancy. If you bring us a suitable replacement tenant whom we can accept, we have no objection to an early termination of the tenancy agreement.

If you are struggling to find a new tenant, we will help you — as a rule, we are more successful with our experience. Once the new tenant has been found, we will terminate the existing tenancy agreement by mutual consent.
